@MikeR, your last comment has a more "generic" approach than your answer. I.e. it clearly states guidelines and could easily be mixed-and-matched with the Magic item compendium; which is what I believe the OP wants. Maybe you could complement your answer with your comment?

Interesting.. "[...]there is a specific list of unusual bonus types, rather than completely untyped". Are these written somewhere in official material? Or are you just saying not to literally use "misc" and "unamed"?

comment How much are the players supposed to know?
On AC... I let them roll attacks and keep track of what hit and what didn't; after a couple of rolls, they figure it out. From what is already known, we all just say it out loud (out of character). Something like: "That guard has AC between 3 and -1, so I'll attack the other one first". Or if they ask me, I'll remind them that their lowest roll that hit was X.
